Survey Options

Different homes require different types of survey.  We offer the Level 2 RICS Home Survey (with or without valuation) and Level 3 Building Survey (previously called a Structural Survey). 

We are always happy to discuss your requirements and provide our opinion on the best type of survey for your needs.  Once the survey has been conducted and report sent out we are happy to discuss our findings and provide any further information in available.  We can also provide comment on any local searches or additional reports which may have been obtained on the property.

In an RICS Level 2 Home survey, we conduct an in-depth visual inspection of the property. Our reports provide an expert account of the property's condition and highlights any problems in clear and easy to understand 'traffic light' rating.

The Level 2 survey is usually suitable for property up to 150 years old if traditionally built and it describes the condition of the property and provides advice on defects that may affect the value of the property along with repairs, and ongoing maintenance advice. 

It also identifies any risks and potential legal issues and highlights any urgent defects. 

 

The Level 3 Building Survey is seen as the top of the range survey and is usually recommended for properties which are at least 100 years old.  It would also be recommended for properties of non-standard construction or properties with many defects.

The Level 3 survey covers all the same issues as the Level 2, however any issues discovered are discussed in more detail.  Within the report we offer our opinion on the best course of action to rectify the defects.   Our Level 3 Survey can be specifically tailored to your individual needs with any major concerns address.

A valuation of the property and re-instatement figure is not provided within the report as standard, although this can be added upon request.
